Characterization of the tourist resort of Olímpia-SP, after the advent of multi-property developments

Abstract
This work analyzes the tourist resort of Olímpia-SP, focusing on the influence and development of multi-property projects. This property regime has emerged as an innovative investment model, particularly in the tourist real estate sector, bringing with it a series of challenges and opportunities. The research addresses the city's evolution, from its agricultural dependence to becoming one of the main tourist destinations in São Paulo, widely known for its water parks and thermal spas. The study also considers relevant legislation, such as Law No. 13,777/2018, which regulates multiproperty in Brazil, ensuring greater legal security and establishing clear guidelines for its implementation and management. Furthermore, the analysis includes a review of the socioeconomic and environmental impacts of these projects, pointing to the need for public policies that ensure sustainable and balanced development. The study adopted a qualitative and exploratory approach to analyze the evolution of the Olímpia-SP Tourist Resort in relation to multi-property developments. The methodology included a review of existing literature, documentary analysis of relevant laws and regulations, and a series of specific case studies of real estate developments in the region. The results suggest that, although multi-ownership offers several economic advantages, it is crucial that there is a balance between development and conservation, requiring robust public policies and conscious management of environmental and social impacts.
